Compare the same material, measured area and installation method. Confirm removal, disposal, subfloor preparation, material allowance, transitions, trim and furniture handling. Hidden substrate damage may need a separately approved scope after removal; the estimate should explain how that is handled.
Refinishing may suit a floor with enough remaining wear layer and repairable surface damage. Replacement may be more appropriate for unsuitable materials, extensive damage or a different layout. We inspect the floor before recommending either option.
