Plan with clarity

Roof inspection: shingles, flashing and visible conditions

Shingles and roof surface

Missing, displaced or damaged shingles, worn areas, exposed fasteners and visible changes across the roof slopes.

Flashing and penetrations

Accessible chimney, wall, valley, pipe-boot and vent transitions where water can enter even when nearby shingles appear intact.

Drainage and ventilation

Visible roof-edge drainage, debris and intake or exhaust conditions that may need a closer look. Gutter or attic work is identified separately in the scope.

Interior clues and access limits

Tell us when staining appears and which rooms are affected. Interior or attic access, weather and roof pitch determine what can be reviewed safely; concealed conditions may remain unknown.

From the first call

Your next steps.

  1. Share the concern

Send your address, the symptoms you have noticed, approximate roof age if known and any existing photos. We confirm service availability and the proposed assessment scope.

  2. Review accessible conditions

We assess the visible problem areas and explain access limitations. Any additional investigation is discussed before work proceeds.

  3. Discuss your options

Review observed conditions and whether a targeted repair, further investigation or replacement estimate makes sense. Confirm any report or documentation requirements when booking.

Before you book

Roof inspection questions.

When should I request a roof inspection?

Consider an assessment after visible storm damage, recurring leaks, missing shingles or before committing to roof replacement. For a purchase or sale, tell us your deadline and any lender or inspection-report requirements in advance.

Is a roofing assessment the same as a home inspection?

No. This service focuses on the roofing concern and proposed construction work. It does not replace a whole-home inspection, structural engineering evaluation or a certification required by a lender.

Is the inspection free?

Request a roofing consultation to confirm the visit scope, availability and any assessment or report fee before booking. A written construction estimate and a specialist inspection report are different deliverables.

Can you inspect after wind or hail?

We can assess observed roof conditions and discuss repair or replacement scope. Photos alone do not establish the cause of every mark, and insurance coverage is determined by your insurer.
