Area and shape
Ask how the roof was measured and which slopes, additions and garage sections are included. Waste allowances depend on layout and the selected material.
HOM roofing planning guide · Northern Virginia
The useful price is the one tied to your roof. A small leak repair, a simple shingle replacement and a complex roof with deteriorated decking are different projects. Use this guide to understand the work behind a roofing estimate, then request a written proposal for your home.
01 · Roofing cost & estimate guide
A roof is priced around its measured surface and installation requirements. Pitch, overhangs, multiple levels, dormers and valleys change both the amount of material and the work involved. A roofing square means 100 square feet of roof surface; it is a measurement unit, not a fixed installed price.
Ask how the roof was measured and which slopes, additions and garage sections are included. Waste allowances depend on layout and the selected material.
Steeper or higher roofs and restricted staging affect setup, handling and protection. Share parking and access limits before comparing quotes.
Define tear-off layers, disposal and the unit price for wood repairs. Concealed decking may not be fully known until the old roof is removed.

The shingle product matters, but roof edges, flashing, water protection and ventilation also shape the scope. A proposal should state what happens to existing components and identify related work that is excluded.
Specify shingle product and color, starter and ridge-cap products, underlayment and the proposed water-protection details.
Identify chimneys, walls, valleys, pipe boots and exhaust openings. Review which flashing is replaced, repaired or reused and the agreed ventilation work.
Include delivery, property protection, debris disposal, magnetic nail sweep, final review and the warranty documents to be provided.

Two ceiling stains can come from very different sources. A localized shingle repair may be straightforward, while a flashing problem can require removing adjacent materials to reach the entry point. Diagnostic work, repair work and interior restoration should be distinguished in the proposal.
Review the suspected source, affected components, access, material compatibility and limits of the repair. Ask how additional concealed damage will be handled.
Compare repeat-repair history and overall roof condition with a full roof-system scope. Do not decide from age alone.
Confirm any assessment or specialist-report fee before booking, plus wood unit prices, taxes, exclusions and change-approval rules before construction.

Before you book
A unit price is meaningful only when the included work is defined. Roof area, complexity, tear-off layers and components can make two per-square-foot quotes difficult to compare. Request a measured, project-specific proposal.
A single number cannot represent different roof sizes, access conditions, material choices and hidden wood damage. We define the scope for your property so you can evaluate what is included.
Confirm the expected installation window for your roof, material availability and how weather or concealed damage affects the schedule. A general industry timeframe is not a commitment for your project.
Only if expressly listed. Roofing, insulation, ceilings, paint and other restoration may be separate scopes. Ask for a clear boundary and separate line items where needed.
