Step 02 · Design

Remodeling design, drawings and interactive 3D renderings.

Back in the studio, the field record becomes an organized design model. We develop drawings, study layout choices and use 3D views to make scale, circulation and finish relationships easier to understand before construction.

Start with a consultation

What this stage includes

Draw the existing space. Then test the proposed one.

The design process begins by translating verified field information into an existing-condition drawing or digital model. That base records the dimensions and visible elements relevant to the project. Proposed layouts can then be compared without losing sight of the constraints of the actual home.

Once a direction is developed, we prepare plan views, elevations or other drawings appropriate to the scope. Three-dimensional images show the room from useful viewpoints, while an interactive 3D presentation allows us to move through the model together, examine proportions and discuss how the design connects from one area to another.

How it moves forward

Four checkpoints within this stage.

Each checkpoint turns information into a clearer decision, record or piece of completed work.

01

Build the existing-condition model

Field dimensions and photographs are organized into a dependable reference for the portion of the home included in the project.

02

Develop layout options

We test circulation, storage, fixture locations, work zones and visual relationships against your priorities and the physical constraints of the space.

03

Review the project in 3D

Rendered views and an interactive presentation help you understand height, depth, proportion and finish relationships that can be hard to read on a flat plan.

04

Resolve the buildable direction

Your feedback is incorporated, open coordination items are identified and the selected direction is aligned with the written scope and selections.

What you gain

A clear result from this stage.

These are the practical outputs that help the project advance responsibly.

01

Actual project drawings

Plans, elevations or supporting views appropriate to the work being designed—not a generic inspiration layout.

02

3D visualization

Still images and an interactive model that make the proposed space easier to understand before materials are installed.

03

Coordination record

The major layout, finish, utility and structural questions that must be answered before the construction scope is finalized.

An important distinction

Design drawings and structural engineering serve different purposes.

The design model can show known framing, walls, openings and structural considerations that affect the layout. When work alters a load-bearing assembly or the authority having jurisdiction requires engineered documentation, a qualified structural engineer must evaluate and prepare the applicable engineering. A 3D presentation is a design and communication tool; it is not a substitute for stamped engineering or permit documents.

Common questions

Know what to expect.

What is included in the interactive 3D presentation?+

The presentation uses the project model to review the proposed layout, major features, proportions and finish relationships from multiple viewpoints. The level of detail depends on the project scope and the selections available at that stage.

Can I request changes after seeing the 3D design?+

Yes. The purpose of the review is to identify questions and make informed revisions before the scope is treated as final. The number and extent of revisions are defined with the design agreement or proposal.

Are these drawings permit or engineering plans?+

Not automatically. HOM's design drawings support planning, scope and construction coordination. Permit sets, trade drawings and stamped structural engineering are prepared when the work and local requirements call for them.
